What is Sestimate™?
Sestimate™ is Select Estates International’s intelligent property valuation system, designed to reveal what your property in North Cyprus is truly worth in today’s market. Powered by advanced machine-learning algorithms and real market data, it delivers a data-driven valuation — not a guess, an opinion, or a simple AI-generated estimate.
How it works
Real market data
The model learns from tens of thousands of real listings across North Cyprus from 2013 to 2026: what each property was, where it was, what it was priced at and how long it took to sell or let.
Many features
City and district, size, bedrooms, bathrooms, floor, age, sea view, pool, garden, title deed and more. Each one moves the price by what it is actually worth to buyers, not by a rule of thumb.
Inflation and today’s market
Prices in North Cyprus move fast. The model takes inflation and the current state of the market into account, so your Sestimate™ is a price for today, not for the year the listings were posted.
Honest about confidence
Every Sestimate™ comes with a likely price range and how confident the model is. Where there is less data, we say so, and our agents can value the property in person.
Our goal: the correct price
The right price is the most important decision in selling or letting a property. Priced too high, it sits on the market for months; priced too low, you lose money. Sestimate™ exists to give sellers, buyers and landlords a correct, fair price, backed by data rather than opinion.
