Mortgages for non-residents in North Cyprus
Hoping to borrow to buy here? This is the honest 2026 picture, and the simpler ways most foreign buyers pay instead.
Short answer
Local bank mortgages for people who live abroad are rare. Banks usually want a TRNC residence or work permit, a 40–60% deposit and proof of income, and they lend for 10 years at most. That is why most foreign buyers pay with a 0% developer payment plan, in cash, or by borrowing against a home they already own back home.
4 ways to pay for a home in North Cyprus
Most foreign buyers use a developer payment plan or cash. Here is how all four options compare.
Local banks lend to TRNC citizens, some up to 80% of the value.
Turkish citizens living in North Cyprus can borrow, some banks up to 80%.
Usually only with a TRNC residence or work permit and a 40–60% deposit.

What a North Cyprus bank usually asks for
A TRNC residence permit or work permit: without one, most banks say no
Your passport and proof of income (payslips, tax returns or bank statements)
Your registered sales contract and PTP approval
A bank valuation of the home: the loan is based on this value, not the price
Life insurance and home insurance for the whole loan
A title deed type the bank accepts, usually Turkish or Exchange (Eşdeğer) title
Good to know: Even the North Cyprus branches of big Turkish banks often limit home loans to TRNC and Turkish citizens who live here, and state-backed schemes such as the 2026 “İlk Evim” first-home loan are for local residents only.
Bank loan vs payment plan
Type in a price and compare the monthly cost side by side. Change any number: the results update straight away.
The 9% rate is only an example: every bank sets its own rate and currency. One-off loan costs are a rough guide: about 2% loan fee, 0.5% stamp duty and about 1% mortgage fee, plus valuation and insurance.

If you live here or plan to, this is the usual order. Ask the bank first, before you reserve a home.

Questions buyers ask us
It is rare. Most local banks only lend to foreign buyers who hold a TRNC residence or work permit. If you live abroad, a developer payment plan or a loan in your home country is usually easier.
Usually 40–60% of the price. Banks lend on their own valuation, so if the valuation is lower than the price, you pay the gap.
Usually up to 10 years (120 months).
Expect a loan fee of about 2% plus tax, 0.5% stamp duty on the loan, a mortgage fee of around 1%, a valuation of about €200–€300, and insurance.
Banks abroad very rarely accept a North Cyprus home as security. The usual route is to borrow against a home you already own in your own country.
Most are interest-free. But some developers give a discount for cash, so ask for both prices. The difference is the real cost of the plan.
Banks can lend in Turkish lira or in foreign currency such as GBP, EUR or USD. Borrowing in a currency you do not earn in adds risk if exchange rates move.
