Short answer
Kyrenia (Girne) and its villages are the most popular, and the most expensive, with the harbour, mountains and most expats. Iskele and Long Beach offer a long sandy beach, new projects and lower prices. Famagusta and Nicosia are university and city areas with steady rental demand. For peace and quiet, look at Esentepe, the Karpaz or Lefke.

Questions buyers ask us
It depends on your plans. Kyrenia and its villages are best for lifestyle and holiday lets. Iskele and Long Beach are best for beach and value. Nicosia and Famagusta are best for long-term and student rentals.
Most live in the Kyrenia region, especially Alsancak, Lapta, Çatalköy, Esentepe and the villages around Kyrenia town.
For holiday lets, Kyrenia and Iskele–Long Beach. For year-round lets to students and workers, Nicosia and Famagusta.
Nicosia and the Güzelyurt–Lefke area are usually the most affordable, followed by parts of Iskele and Famagusta.
The Kyrenia area (Alsancak, Lapta, Bellapais and Kyrenia town), because the main British schools are close by. Nicosia is good too, with schools and hospitals.
Ercan airport is about 20–25 minutes from Nicosia, about 40 minutes from Kyrenia and about 45 minutes from Iskele and Famagusta. The Karpaz is about 1.5 hours away.
Iskele and Long Beach have grown fast, with many new projects, a long sandy beach and lower prices than Kyrenia. Choose your developer carefully.
