North Cyprus Property News: Lower Title Deed Fees, 10-Year Residency and Latest Prices (November 2026)
Buying property in North Cyprus is cheaper right now. From 7 October 2026 to 5 January 2027, a foreign buyer pays a 4% title deed transfer fee on their first property instead of 9%. Owners with a title deed worth £300,000 or more can now get a 10-year residence permit with no income test. And the median asking price is £1,761 per m² in Kyrenia and £1,320 per m² in Iskele (November 2026).
North Cyprus title deed fees cut until 5 January 2027
The North Cyprus government cut title deed transfer fees for most buyers. The change was published in the Official Gazette on 7 October 2026. It is a temporary rule and runs until 5 January 2027.

The 2% one-time rate is for a home up to 200 m² plus one plot, or a workplace up to 100 m². How much can you save?
Take a £150,000 apartment bought by a foreign buyer as their first property. The fee is now about £6,000. Before the cut it was about £13,500. That is a saving of around £7,500.
Good to know
- VAT and stamp duty did not change.
- The fee is paid in Turkish lira, based on the value set by the Land Registry.
- Foreign buyers still need Permission to Purchase (PTP), and the fee must still be paid within 75 working days.
- After 5 January 2027 the rates may change again, so check before you sign.
New North Cyprus residence permit rules for property owners
If your title deed (koçan) is worth £300,000 or more, you can now get a 10-year residence permit with no income test. These rules came in through the Official Gazette on 2 and 5 October 2026.

- The £300,000 counts the total value of all your properties.
- A sales contract must be stamped and approved at the Tax Office.
- A family residence permit can be given for up to 10 years.
- You can stay up to 90 days on a visa. For longer stays you need a residence permit.
- You apply to the Ministry of Interior online, through the GöçSis system.

Kyrenia is about a third more expensive per m² than Iskele.

What this means if you are buying
If you buy before 5 January 2027, the lower fee can save you thousands of pounds.
- Timing matters. Ask your lawyer when the transfer fee is due on your purchase, so you know if the lower rate applies to you.
- £300,000 is now a key number. A home at or above it can give you a 10-year residence permit with no income test.
- Location changes your budget. The same 100 m² costs about £44,000 less in Iskele than in Kyrenia, based on median asking prices.
