North Cyprus Title Deed Transfer Tax Fees 2026: New Rates Until 5 January 2027
Title deed transfer fees in North Cyprus have been reduced temporarily. Under new regulations published on 7 October 2026, eligible buyers can benefit from lower rates until 5 January 2027.
New North Cyprus Property Transfer Fees
- Foreign buyers: 4% on the first property, 5.5% on the second and 6% on the third.
- Turkish citizens from countries recognising the TRNC: 4% on the first and second properties.
- TRNC citizens: 3% standard rate, or 2% for a qualifying one-time purchase.
- Family property gifts: Rates start from 0.2%.
How Much Can You Save?
On a £150,000 property, a foreign buyer purchasing their first property would pay £6,000 in transfer fees instead of £13,500 under the previous 9% rate — a saving of £7,500.
What Buyers Need to Know
The temporary rates apply until 5 January 2027. VAT, stamp duty and Permission to Purchase requirements remain separate. Transfer fees are calculated using the Land Registry’s assessed property value and paid in Turkish Lira.
